Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, all private rented properties must comply with mandatory electrical safety checks at least once every five years.

What is a Commercial EICR?

A Commercial Electrical Installation Condition Report (EICR) is a document that assesses and reports on the condition of the electrical installations within your  commercial property. It ensures the safety and compliance of the buildings electrical systems and identifies any potential hazards. 

Key aspects related to a Commercial EICR:

  • Inspection and Testing: A thorough inspection and testing of the electrical installations including wiring, distribution boards, sockets, switches and lighting are inspected by a qualified electrician. 

  • Condition Assessment: The condition of the electrical installations are checked to see if they meet current safety standards and regulations.

  • Identification of Deficiencies: Any deficiencies or issues identified during the inspection are documented in the report including overloading and faulty wiring.

  • Code Classification: Classification codes are given to each observed issue based on its severity. Codes range from C1 (danger present, immediate remedial action required) to C3 (improvement recommended).

  • Recommendations: Recommendations for addressing identified issues may involve immediate remedial action for high-risk items and suggestions for overall improvements.

  • Periodicity: The frequency of the Commercial EICR depends the type of property, usage, and previous findings. Some properties require more frequent inspections than others.

  • Legal Compliance: Commercial EICR ensures businesses comply with regulations and provides evidence that electrical installations are safely maintained.

  • Documentation: Once complete, a detailed report summarises the findings, with recommendations, and actions taken (if any).

What does an EICR test cover?

A typical EICR inspection identifies the following issues in your electrical system:

  • Broken or cracked wiring

  • Inadequate earthing or bonding

  • Electrical faults that can cause shocks and fires

  • Faulty circuits or equipment that may cause overheating

A safety check is usually recommended every 5 years for commercial properties and every 3 years for industrial ones. But the frequency can vary depending on the electrical system’s age and condition.
