An Electrical Installation Condition Report (EICR) is a formal document produced by a qualified electrician or electrical engineer after assessing the electrical installations in a property to ensure they are safe and comply with current regulations. It details the condition of wiring, sockets, fittings, any safety issues or non-compliance, and recommends remedial work if needed
EICRs are important for landlords, homeowners, and businesses to maintain electrical safety and meet legal requirements. For landlords in England, EICRs are mandatory every 5 years and must be provided to tenants and local authorities within specified timeframes[1][4]. The report classifies the installation as satisfactory or unsatisfactory and includes codes for any observations affecting safety.
The British Standards Institute standard BS 7671 is used to measure compliance during the EICR assessment. After any necessary remedial work is completed, a certificate confirming the installation is satisfactory is issued[5]. EICRs are also known as periodic inspections, hard wire testing, or electrical safety certificates.
